We're not contractors. We're a matching service that connects Edinburgh homeowners with vetted, PCA-registered damp specialists. Here's what happens after you fill in the form above.
Fill in the short form - it takes two minutes. Include your postcode and a brief description of the problem. Photos help if you can attach them.
We connect you with a qualified, insured specialist who covers your area. They're familiar with Edinburgh's older properties - tenements, listed buildings, stone-built semis.
Your specialist visits, diagnoses the cause (not just the symptoms), and provides a clear written quotation. No surprise charges. Most surveys are completely free.
The city's Victorian and Edwardian housing stock - sandstone tenements, stone cottages, cast-iron gutters - creates damp patterns you won't find in newer builds. Getting the diagnosis right matters more than the treatment.
Ground moisture travels up through the base of walls - especially common in older properties where the original damp proof course has failed or was never installed. Look for tide marks, flaking plaster, or a musty smell at low level.
Left untreated: structural damage, failing plasterwork, ongoing redecoration costs
Edinburgh's west winds and heavy rainfall drive water through masonry, failing pointing, blocked gutters, and poorly sealed windows. Wet patches that appear or worsen after rain are the tell. Common in exposed gable ends and upper-floor flats.
Often mistaken for condensation - the fix is very different
The most common damp complaint in Edinburgh flats. Poor ventilation, modern double glazing trapping moisture, and lifestyle factors combine to produce black mould on walls and ceilings. Usually not structural - but unhealthy, and often misdiagnosed as rising damp.
Can affect air quality; important to treat quickly in households with children or respiratory conditions
Edinburgh's Old Town and New Town terraces often have cellars that weren't designed to be habitable. Converting or waterproofing a basement requires specialist knowledge of the water table and surrounding ground conditions - a job for a fully accredited contractor.
DIY tanking rarely lasts more than a couple of years
The specialists we work with handle the full range of damp and waterproofing treatments. Every job starts with a proper diagnosis - a survey that identifies the actual cause before any remedial work begins.
Chemical damp proof course injection is the standard treatment for failed or absent DPCs causing rising damp. Specialist silicone cream is injected into the mortar course and replaces the old barrier.
Failing mortar and cracked pointing is one of the leading causes of penetrating damp in Edinburgh's stone properties. Raking out and repointing with the correct lime mortar restores the weather barrier without trapping moisture.
Cavity drain membranes are installed to manage water ingress in walls and floors, particularly in basements and cellars. Water is channelled to a drainage channel rather than blocked at source.
Full structural waterproofing of cellars and lower-ground areas using tanking slurries, cavity drain systems, or a combination. BS 8102-compliant systems with guarantees of 10 years or more.
Wet rot and dry rot are common secondary problems when damp has been present for some time. Specialist treatment and timber replacement carried out alongside the damp proofing work.
For condensation-driven problems, improving extract ventilation - or installing a whole-house positive pressure system - is often more effective, and far cheaper, than replastering.
Finding a decent damp specialist in Edinburgh isn't as easy as it should be. The market has its share of companies who diagnose everything as rising damp (whatever you've actually got) and quote for the most expensive treatment. Some smaller outfits don't carry the right insurance or qualifications. And the nationals aren't always cheaper just because they're well-known.
Edinburgh Damp Repairs is a referral service. We don't do surveys or treatments ourselves. What we do is maintain a carefully selected network of qualified specialists - PCA members with a track record of good work and fair pricing in Edinburgh and the Lothians. When you submit an enquiry, we match you with the specialist best suited to your property type, location, and the problem you're describing.
The survey is free. The quotation is written and itemised. You're under no obligation to proceed. If for any reason you're unhappy with the specialist we've matched you with, let us know - we'd rather sort it out than have you stuck with a bad experience.
Prices vary significantly depending on the type of damp, the severity, and the size of the property. These figures are indicative based on 2025–26 market rates in Scotland - your written survey quote will give you the exact figure for your job.
